Commissions & Fees: Transparency and Excellence

At Clovis propertiesWe believe that the quality of service deserves fair, transparent and appropriate remuneration. Our fees are always discussed with the principal when signing the warrant, and can be reassessed when negotiating with a serious buyer.

📄 The real estate mandate

In accordance with Decree No. 72-678 of 20 July 1972 – Article 72 :
The holder of the professional card bearing the mention « Real estate and commercial transactions » cannot negotiate or engage in a transaction without having a written mandate issued by one of the parties.

  • Formalizes the tasks entrusted to the Agency
  • Specify the amount of fees and how they are calculated
  • Secure transaction for seller and buyer

Distribution of the commission: The agency's commission is usually stipulated by the seller or principal (in case of a search warrant). Any provision to the contrary must be expressly mentioned in the written mandate.

💰 Sales transaction fees

A. Percentage of the Commission:
Calculated on the Public presentation prize (net selling price + commission).
Range: 5% to 8% TTC, justified by the nature and value of the property, its location, the complexity of the file and the marketing strategy.
Minimum: 6,000 € TTC.
Example: Presented at the Public FCC Award of 890,000 € including a commission of 6% TTC, the net selling price in case of sale without decrease will be 839 622 €, the 50 378 commission €.

B. Flat rate commission until sale:
Amount adapted to the nature of the property and the marketing conditions.
Ceiling at 8% VAT of net selling price.
Minimum: 6,000 € TTC.
Example: 500 000 good € net seller → maximum package = 40,000 € TTC.
Note: the commission is usually the responsibility of the owner seller or principal for a search warrant, unless otherwise stipulated on the warrant.

💬 Defining a balanced committee

We do not work with low commissions (2–4%) in principle. This approach limits any room for manoeuvre in the negotiation phase. We showcase our services to ensure a balanced transaction for the owner and the buyer. With too low a commission initially positioned on the mandate, the real estate agent no longer has any room for manoeuvre to round the angles or make a commercial gesture.

Regulatory framework

In accordance with Decree No. 72-678 of 20 July 1972, any professional bearing the mention « Real estate and commercial transactions » cannot negotiate or engage without holding a written mandate previously issued.

🤝 Inter-cabinet & mandate delegation

Properties Clovis is open to collaboration with all professionals in the sector: agencies, agents, independent commercial agents. We exercise our mandate in a spirit of trust, mutual respect and transparency. Commission sharing is generally 50/50unless specifically agreed. The delegation may be verbal, in accordance with the judgment of the Court of Cassation of 9 January 2019 (No.17-27841).

🔍 Value opinions and market research

Whatever type of property, Clovis properties can achieve a value notice or market study to determine a marketing price. The Agency shall analyse the information provided by the owner and the market in order to draw up the opinion, without on-site travel.
